FAQs

Not with us you don’t! Most agents require you to be, but we welcome individuals and groups of any size. We will endeavour to match you up with likeminded housemates, and there is a big welcome event when you move in, plus house WhatsApp groups to start to chat and get to know each other

We are really happy to host online viewings for you as we have 3D tours so we can virtually walk round the house together, this gives you a real feel for each property plus helps you choose your favourite room.

We want to make the bills as stress free as possible, so we have partnered with green energy provider Huddle to provide inexpensive and clean energy to all of our houses. This means included in your rent is super fast broadband, electricity, gas, water and TV licence plus all full-time students are exempt from council tax.

Included in your rent are cleaners and gardeners who keep the communal areas looking great and lots of our tenants draw up a rota for washing up, taking the bins out, etc. We have created a rota that you stick to the fridge, so just let us know if you’d like us to drop one round.

Unlike other agencies we allow single ASTs, which means you and your guarantor are only liable for yourself. This means if anyone else in the house drops out or causes damage to the communal areas, neither of you will be liable for these costs.

This is the deposit we take, which is one week’s rent, to secure you room and allow us to start referencing you. It will go towards your first month’s rent, so 30 days before you move in you will need to pay the balance of this plus whichever security deposit option you choose.

A security deposit will be required by all agents to cover any damages caused by yourself or any unpaid rent. The more traditional option is to pay 5 week’s rent, which we then place in a secure, government scheme where it is held till the end of your tenancy. Any deductions from this that we want to make need to be approved by this scheme and yourself. We also partner with Reposit, this works in the same way, with you paying them one week’s rent instead, but this amount is not returnable at the end of the tenancy.

For no charge, we will try and help you find a replacement for your room, referencing any suitable candidates and their guarantors, so hopefully you will be able to re-let your room.

You will have your own portal, where you can message us direct and we will get one of our local trades team round to fix the issue as quickly as possible. We are also here to help if you are having conflicts in the house and will try to mediate these to ensure everyone gets to live in am enjoyable environment.
